gpn14STATE OF GEORGIA COUNTY OF Muscogee NOTICE OF SALE UNDER POWER Because of a default in the payment of the indebtedness secured by that certain Security Deed, dated September 25, 1999, executed by Charles L. Jackson to Green Tree Financial Servicing Corporation, recorded in Deed Book 5400, Page 114, Muscogee County, Georgia Deed Records, and securing a Note in the original principal amount of $59,597.82, said Security Deed having been reformed by that said Order Granting Default Judgment dated January 14, 2015, recorded in Deed Book 11451, Page 16, Muscogee County, Georgia Deed Records, said Security Deed last having been assigned to WELLS FARGO BANK, N.A., AS TRUSTEE FOR LAKE COUNTRY MORTGAGE LOAN TRUST 2005-HE1, the current holder thereof, has declared the entire amount of said indebtedness evidenced by the Note immediately due and payable and, pursuant to the power of sale contained in said Security Deed, will, on the first Tuesday in June, 2016 to-wit: June 7, 2016, during the legal hours of sale, before the Muscogee County Courthouse door, sell at public outcry to the highest bidder for cash, the following described real property: All that lot, tract and parcel of land situate, lying and being in Columbus, Muscogee County, Georgia, lying in Land Lot 93 of the Coweta Reserve of said County, being known and designated as ALL OF LOT NUMBERED FOUR (4), in BLOCK LETTERED ÒAÓ, WYNNTON TERRACE, as said lot is shown upon a map of plat of said Subdivision dated December 1, 1946 made by T.L. Moss, Jr. and recorded in Plat Book 3, Folio 227 in the Office of the Clerk of the Superior Court of Muscogee County, Georgia, to which reference is made for the particular location and dimensions of said lot. The aforedescribed real property is also known as 1344 Dogwood Avenue, Columbus, GA 31906, according to the present system of numbering houses in Muscogee County, Georgia. This sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit as to the amount and status of the loan with the holder of the Security Deed, including but not limited to, a determination that the borrower has not reinstated the loan prior to the foreclosure sale.
